Information about using the Multiple Listing Service and Internet Data Exchange

The Internet Data Exchange (IDX) is a system that allows Central Coast real estate agents to display each others' real estate listings on their personal web sites. If a home is listed with the Multiple Listing Service, it will be available for the public to see on a web site that is connected to the IDX system, unless a particular broker has elected not to participate in the data exchange program. The IDX system is by far the BEST source of listing data available to date on the web.

How does this IDX Multiple Listing Service site compare to national real estate sites such as Realtor.com, HomeAdvisor, and Homes.com?

The Central Coast IDX real estate listing information for residential properties is more current than the information you view on the national websites. The listing data is updated each weekday by the Pismo Coast Board of Realtors and includes active listings from Santa Maria, Pismo Beach, San Luis Obispo, and Paso Robles areas. In contrast, the national real estate web sites take longer to upload new listings, so it may be as much as week before a newly listed property appears on the national real estate web site.

In addition, the IDX real estate listing data is more comprehensive. Since most brokers elect to participate, the IDX system offers visitors information about almost 100% of the homes listed with the Multiple Listing Service. The national real estate web site, such as  Realtor.com, receive about 85% of the active listing data.

What real estate listings do not appear in the IDX data?

If a home is not listed on the Central Coast Regional Multiple Listing Service or if a real estate broker has chosen not to participate in the Internet Data Exchange program, you will not see it in the MLS/IDX database. Some sellers choose not to have their homes listed with the Multiple Listing Service. Typically this occurs when a seller elects to have the property listed as an "office exclusive', in which the seller pays a reduced commission in exchange for a limited marketing plan. If you are considering selling a home or other property, be aware that electing not to have your property listed with the Multiple Listing Service will significantly limit its exposure on the Internet.

Why are there no pictures on some listings on the MLS/IDX system?

Each real estate agent is responsible for inputting the information into the Central Coast Regional Multiple Listing Service. The agent can elect to submit a picture of the listing or have a photo taken by an Multiple Listing Service representative. Although the listing data will appear immediately in the database, pictures take longer to upload. As a result, it may be several days before a picture of the new listing appears along with the listing data.
